A bidding fee is required to enter and bid at the auction in the amount of $10,000 certified funds. Terms: This is a cash sale. In order to bid at the auction a bidding fee is required in the amount of $10,000 (certified funds), made payable to the Advantage Land Company, LLC Trust Account, refundable the next business day if you are not the highest bidder. Upon acceptance of the sale by the seller, the bidding fee of the high bidder will be credited toward a non-refundable Earnest Money deposit equal to 10% of the sale price and due at the conclusion of the auction. If Buyer is not immediately available at the conclusion of the auction, the Purchase Agreement and 10% non-refundable Earnest Money deposit must be complete within 24 hours from the close of the auction. The balance will be due at closing on or before October 14th 2010 with possession subject to the existing tenants rights to harvest the 2010 standing crops and hay. This property is sold subject to the CRP Contract with the buyer to receive CRP payments from 2011 through 2016 for $111 per year. This property will be free and clear to farm or rent in 2011.
